    What are the HOA dues at POP Denver?

    It is safe to plan on $0.39 per square foot per month. For example, our 740 SF floor plan will come to $289 in estimated monthly dues.

    What do the HOA dues include?

    Water, Sewer, Trash, Building Maintenance w/ Roof, Building Insurance, and Snow Removal.

    Who is the HOA managed by?

    Advance HOA.

    Are short-term rentals permitted?

    Yes. To the extent it is legal in Denver, it is allowed at POP.

    Do the units come with storage units?

    No, but they can be purchased additionally.

    Is there storage for bikes?

    Yes, the garage and lobby have plenty of bike storage.

    What are the finish options at POP Denver?

    We offer two (2) finish packages: A and B, featuring two different looks. View the finishes packages here.

    Which units come with parking?

    Other than our studios, all units at POP come with parking. The penthouses come with two spaces.

    Can you purchase additional parking?

    Only the 2 bedroom floor plans can purchase an additional compact parking space.

    What brand are the appliances at POP Denver?

    Most units come with Samsung appliances. The 4th- and 5th-floor 2 bedrooms come with Bosch appliances. Penthouses come with Thermador appliances.

    What is the flooring material?

    All our units come with quality LVT flooring, except the 4th- and 5th-floor two bedrooms, which come with engineered hardwood, as do the penthouses.

    What are the estimated completion dates for POP Denver?

    Spring 2023.

    Are there any additional upgrade options?


    Do the units come with washer/dryers?

    No. Our units come with all appliances (including refrigerators), but washer/dryers are offered at an additional charge.

    Where do I get my mail and packages?

    Mail is available to be picked in your individual mailbox in the lobby. There is also a package room in the lobby, to which access will be provided should a package addressed to your unit number be awaiting pickup.

    Where do I dispose of trash and recycling?

    There are chutes on the south ends of the four residential floors.

    What are the ceiling heights at POP Denver?

    9.5 foot ceilings on floors 2 through 4, and 10.5 foot ceilings on the 5th floor.

    Is POP Denver pet friendly, and are there any breed restrictions?

    Yes. Pets are allowed. You may have up to two (2) dogs that must be under 100 pounds each, and up to three (3) pets total. Any breeds restricted by Denver will not be allowed at POP.

    How big is POP Denver?

    123 residential condos and ground-floor retail.

    What sizes are the residences?

    We have studio, 1 bedroom, 1+den, 2 bedroom, and penthouse floor plans.

    Are there amenities, and what are they?

    POP features a 2nd-floor fitness center amenity and adjoining courtyard with a fire pit surrounded by seating, picnic tables, bench seating, and three communal gas grills.

    Are the amenities open for specific hours?

    Yes. The fitness center and the courtyard will be open daily from 8am-10pm.

    What will the neighborhood look like in 2023?

    Booming like the rest of post-Covid Denver! We anticipate a lot of growth in Denver’s Art District on Santa Fe over the coming months/years. View the neighborhood here.

    How will guests come to visit me?

    They can buzz in at the lobby entrance.

    How much earnest money is required?

    3% earnest money deposit is required upon signing of Purchase Agreement.

    Who is handling closing and title insurance?

    First American Title in Cherry Creek – Closer: Millie Ondo.

    Where is the nearest park to POP Denver?

    Sunken Gardens Park.
